Hi my name is Steve and my business partner is Jim (who is also my Dad!) and we live in South East Queensland.

Both Jim and I have very full time day jobs but both share a passion for dealing in property.

I was on a quest to find a vehicle that would help me succeed in property and be in a position to give up my day job when I choose to. I found Property Options through a one day free preview with Knowledge Source and went along to listen to Mark Rolton. I was blown away by Mark’s comprehensive experience and innovative ideas around property.

Jim and I went to a Property Options Weekend and came out of that with the drive and knowledge to put together deals and make money. We are learning quickly and are determined to undertake our own developments in the future.

Step 1: Getting Started

We attended the Property Options 3 Day weekend with Mark Rolton and immersed ourselves in the content. Our philosophy was clear – Mark has proven success, listen to his advice and follow the process. We made great use of all the support that Massland offers such as coaching calls and the Massland Education website. We never missed a coaching call and this deepened our knowledge and gave us confidence.

Step 2: Finding the Deal

We firstly decided on our sector of residential townhouses. We started in our local area as Mark suggested and researched our council website to find the growth areas and where they would like to see townhouses. Using RP Data we targeted properties that fit our criteria and contacted owners to see if they would be open to an Option. We met with an owner of a property has is 3.1 Hectare (31,000m2) and he agreed to an Option for part of his property. He wanted to maintain a parcel of land around his house of 5,304m2 but was happy for us to Option the remainder of his land which was 25,696m2.

Step 3: Choosing the Right Strategy - Short Options

The strategy we chose is a Property Option which Mark taught us at our Property Options weekend. It gives us control of the property, even though we are not the owner and we have no debt and no risk. We can add value to the property with a Development Approval and on sell it to an Ultimate Buyer who would like to develop the land. We are the conduit in the deal and profit as a result. We signed an Option Agreement with the owner and within days had six Ultimate Buyers wanting to purchase the option, without Development Approval (DA). We decided to do a Short Option and on sell it to a developer without a Development Approval.

Step 4: Know the Numbers

As part of our due diligence with council we ascertained that it was possible to fit 20 blocks of land onto the site, making it a very profitable venture and attractive to many developers.

We are both starting to make our fortune in property we thought this was too good an opportunity to pass up, so grabbed it with both hands - Mark says “You’ll never go broke making a Profit!!!”

This means we are well on our way to achieving our dream. We will make money in this industry but it is not only that, it’s the lifestyle choices it will allow us to make! The best part is we work really long and hard but passionately enjoy what we do.
